He will reel you in with what seems like below-market rent, but there is a catch. He finds any opportunity to charge exorbitant fees. I have to agree with the other reviewer who described a lack of transparency. He takes personal offense any time you question what the high fees go towards.
I would occasionally receive e-mails about new rules. What is the purpose of signing a lease if the written policies can just be changed on a whim? It doesn't seem like that should be legal, but then again in Texas, who knows.
To his credit, he has a great handyman who promptly takes care of any maintenance problems. He once stayed past midnight to resolve a major plumbing issue. That's dedication!
has a property in a great location off campus, only lived here because it was so cheap and i had a slim budget. after being the perfect tenet for over a year, he started charging me fees for things that were the fault of his unprof behavior. but this is texas, where the landlord can legally screw you. he also took over a month to repair the AC in sweltering weather. i believe this is illegal on some level. he comes across as very nice and professional but will try to charge you for stuff that he is also partially responsible for.
Rob is nice and professional in the beginning but, as someone else said, he's always looking to charge you for something and over time becomes very unprofessional.
Pros: great location, provides filters for AC, cheap price for first year, quiet complex, will let you send in your whole years checks at one time with that date on them and will hold onto them for the beginning of each month.
Cons: ridiculous leasing restrictions (such as visitors can stay no more than 3 days per month), which he then tries to charge you for if he even thinks you're breaking the rules - and the fees he doesn't even include in the lease and will try to charge you anyway. First year rent for a very small 2 bedroom was 800, second year was 835, third year was 850, and that's not including the rent renewal fee each year.
Basically, if you never have any problems or ever need to meet him for anything special, then he's fine. But if you ever actually need something though, that's when you get problems with him.
To the previous poster: congratulations on your good fortune in renting, but not everyone who has been on the receiving end of Rob Hewlett's shady business dealings had rent struggles. Rob left me a voicemail message asking if I wanted to renew my lease, and though I left him a message letting him know I did MY message seems to have been an ineffective method of communication and he emailed me this morning letting me know he has already (less than a week later) rented my apartment to someone else. I would NOT recommend to anyone to rent any of his properties as he is terribly unprofessional and inconsiderate of his tenants.
