The foundation us very bad, patched up cracks everywhere inside and out. Just walk through and see your neighbours living in slanted units. The owner hires "under the table" type maintenance personnel. So the work is temporary fixes. The AC unit goes out every summer at least for the last six years and takes about a week to fix, because the use the cheapest parts. There has been 8 vehicle break ins, in the last three years. And three apartment break ins (that I know of personally) in the last two years. Everyone has a different rate they pay for rent, depending on your relationship or friendship with the office manager, who by the way is sleeping with a tenant who shares his apartment with his girlfriend. Oh yeah his perk us he has two covered parking spots while some have to park on the side street because there aren't "enough" parking spaces. This place is pet heaven . Lots of large dogs who don't have to be on leashes.So needless to say you must be able to tolerate dogs and cats in you patio, in the parking areas and greeting you whether you like it or not. And poop everywhere. The laundry room (4 washes and 4 dryer) are always breaking down Atleast 5 times a mo and that's being nice. Not to mention folks helping themselves to a few of your clothing articles they want. I can honestly say I've list Atleast 5 jeans many shirts and maybe three dresses underware galore!!!! I figure they need it more than I do. There are few rules on pool use and barbecueing, ofcourse again rules don't apply if your are "friends" with the office manager. The only reason my husband and I have stayed so long here is because he works out of state 9mo of the year and thought this would be a safe and close location to my job on shepard and kirby. This will be the last year we stay. The apartments are quite, most tenants are very adequate people, management is very friendly.There were some problems with maintenance, but mostly because of age of apartments. They're old. But you really will not find better apartments with such location, good price and excellent management. Their price is very cheap for Memorial Drive near Houston downtown. But again, you can find better apartments in the same area for much greater price. For me the price was a key factor. And I was so surprised by decent quality of this old apartments after movement to here, I thought it would be much worse. In my new apartments in another city I have now much more troubles with maintenance, and I have much more weird and formal staff.I really miss this apartments, management, location, and neighborhood, even leaving right now in luxury apartments. I've lived here for 6 months and now due to my job relocating me, i have to move. Since this time, the A/C system has been completely out of service a total of 4 times. Once the a/c went out over the weekend, I phoned him directly to advise him that the a/c was down and was very uncomfortable (90 degrees in my apt) - he stated to me "if you don't like it, move". Would this be acceptable to you?Office management does not have a "sense of urgency", things go days even weeks without being repaired. I was locked out once of my apt b/c the Mgr forgot to call me when they changed the locks. Would you be acceptable to you?Please take your $$ and invest in a better property. This has been my best move in experience ever. I've lived in large and small apartment complexes and have experienced levels of quality in the management across the spectrum. With my move in experience at this property I have witnessed the personal and promt attention that a small complex can offer and the quality of attention that only capable personel that have a high regard for attention to detai in can offer. An example is I mentioned one small item that needed to be fixed and that I would send it to them via email after the weekend. I then returned to my apartment and five minutes later maintenance was at the door to fix it. I was surprised by the speed that they responded. In addition to the attention, the floor plan is well proportion between the bedroom and living space. The open floorplan and the various features within the apartment make the place comfortable. I sat down my second day here and had this feeling of content even though I was still hard at work moving. The secured access to the building is better than I have seen anywhere I have lived or visited. I would recomend this place to a best friend.Adding to a my response above, after a month my enjoyment of the property has not changed. A friend is already considering this property because of how I have spoken about it. Furthermore, a user here going by cbaxter responded to my posting attempting to discount my statement. THe location is phenomenal, but the management for these apartments is ridiculous. The air conditioning unit in this place is ancient- the entire complex runs on one unit, so if it breaks the entire unit is soaking in sweat until it is repaired. Since we've been here- it has broken twice. The first time it broke- it was down for 2 days. THe second time it broke- it was out for 3 and a half weeks. Of course they tried to blame this on the power company after the hurricane, but the power was only out for 8 hours....they soon had to take responsibility after i probed them on the subject. As I write, the temperature outside is 40 degrees and the water heater has been out since yesterday. WHen something is broken, the management will never tell you anything, return your phone calls or make themselves available to you. Maintanance stops at five o clock, and if anything happens after that time, you won't be able to reach anyone until business hours. One maintanence person is very shady too. Also, of the four washers they have on site, two are currently broken and one dryer is out. THe tiny laundary room is ALWAYS flooded with water; it actually pours out into the parking lot, because something is wrong with it. I have had to have a couple of things fixed, but they were handled quickly. The A/C is a water cooling/heating centralized unit, which took me a while to get used to, but it's not too bad. The apartment is very nice and the price is acceptable for the area. My only complaint would probably be the sub-metering of the electricity - it seems to be climbing rapidly as my usage actually drops. When I first moved in my utility bill averaged about $80.00 - over the last eight months it has steadily climbed up to $175.00, with one drop back to $80.00 a couple of months ago. Other than that the management has been pleasant and responsive.
