I would not recommend Mr. Flanagan for reasons of unethical dealings as a transactional broker.

We placed an offer on a house recently for sale under his auspices. There were four offers, three from agents and ours. The offer was made by telephone after touring the house at 4 to 5 PM. We made the offer probably around 6 pm. At 9:30 PM we received a call letting us know we were top of the list. There was a slight discussion about increasing our offer. We agreed to the increase and accepted the sellers counter proposal. We asked should any paper work be signed. He specifically said...
