I lived here for several years must say I was very happy when I was finally able to move. When I lived here they had a terrible rat problem. My cat killed two rats that had made their way into my home, I found dead ones in the yard which I called to management's attention, you could hear them on the roof of the home at night it was awful!!! I also thought the restrictions were way to strong and the expectations of management were out of line. For example there was a HUGH PALM TREE on the space I rented I was made to have it trimed at my expense which at the time was almost 800.00 this tree...

My wife and I have lived in Adobe Wells for five years and have loved every minute of it. The location is great with easy access to highways 237 and 101, one block away from the light rail station, close to good shopping at Rivermark Plaza and nice walks at Ulistac Natural Area on Lick Mill Road and Baylands Park. The park is fairly well spread out with a nice green belt, is well managed by friendly staff, and is more strict than most parks in screening residential applications, which generally results in nicer neigh and quieter neighbors. I have lived at Adobe Wells for over 10 years now. The park is well-maintained and the administrators are very nice. The ownership has strict, sometimes suffocating ""rules"" about every thing from landscaping, to what condition your car has to be in. Some of the nit-picky rules can be annoying. The most annoying thing is how the ass't administrator does his dirty work. He never talks to you outright if there is an infraction. You just find a note in your park mail box. Some of his notes will have a time limit on them, so if you do not check your park mailbox on a regular basis, you...
